Residential Rent Agreement (11 months)

Standard 11-month residential rent agreement with deposit, notice period, maintenance and use clauses — the format landlords, tenants and HRA claims all rely on.

Letting out or taking a house or flat on rent for 11 months. Also the document your employer or the ITR asks for behind an HRA claim.

Stamp duty & execution

Print on non-judicial stamp paper of the value applicable in your state (in Rajasthan, typically ₹500 for an 11-month residential tenancy; verify the current rate). Both parties sign every page with two witnesses. An 11-month agreement does not require registration; a term of 12 months or more must be registered under section 17 of the Registration Act, 1908.

RENT AGREEMENT

This Rent Agreement is made at [CITY] on this [DAY] day of [MONTH], [YEAR] ("Agreement"),

BETWEEN [LANDLORD FULL NAME], son/daughter/spouse of [FATHER/SPOUSE NAME], aged [AGE] years, residing at [LANDLORD ADDRESS], PAN [LANDLORD PAN] (hereinafter the "Landlord", which expression includes their heirs, successors and assigns) of the ONE PART;

AND [TENANT FULL NAME], son/daughter/spouse of [FATHER/SPOUSE NAME], aged [AGE] years, residing at [TENANT PERMANENT ADDRESS], PAN [TENANT PAN] (hereinafter the "Tenant", which expression includes their heirs and permitted assigns) of the OTHER PART.

The Landlord is the lawful owner of the residential premises situated at [FULL ADDRESS OF THE RENTED PREMISES] admeasuring approximately [AREA] sq. ft., together with fittings and fixtures listed in Annexure A (the "Premises"), and has agreed to let out the Premises to the Tenant on the terms below.
