Shop / Office Rent Agreement (Commercial)

Taking or letting out a shop, office, showroom or godown for business use. Pairs with your GST registration (principal place of business proof) and rent TDS compliance.

Stamp duty & execution

Print on non-judicial stamp paper of the value applicable to commercial leases in your state; verify the current Rajasthan rate for the term and rent. A term of 12 months or more must be registered. If annual rent exceeds ₹2,40,000 and the tenant is liable to audit or is a company/firm, TDS under section 194-I (currently 10% on land/building rent) applies; where the landlord is GST-registered and the letting is commercial, GST at 18% applies on rent under forward charge.

COMMERCIAL RENT AGREEMENT

This Commercial Rent Agreement is made at [CITY] on [DATE],

BETWEEN [LANDLORD NAME / ENTITY], [PAN], [GSTIN IF REGISTERED], having address at [ADDRESS] (the "Landlord") of the ONE PART;

AND [TENANT NAME / ENTITY], [PAN], [GSTIN], having its principal place of business at [ADDRESS] (the "Tenant") of the OTHER PART.

The Landlord owns the commercial premises at [FULL ADDRESS], admeasuring [AREA] sq. ft. (the "Premises"), and agrees to let the Premises to the Tenant for the Permitted Use defined below.
