₹34,713

Loan amount

₹40,00,000

Annual tax benefit

₹82,967

Likely eligible — your EMI is within the typical income limit.

Max EMI lenders usually allow at this income: ₹75,000 • Indicative max loan: ₹86,42,313

Loan amount₹40,00,000
Monthly EMI₹34,713
Total interest₹43,31,103
Total payable₹83,31,103
Annual tax benefit₹82,967

Eligibility uses a 50% income-to-EMI guide; lenders vary. The tax benefit assumes up to ₹2,00,000 interest (section 24b) and ₹1,50,000 principal (80C) in year one — both are old-regime deductions for a self-occupied house and are not available under the new regime. Frequently asked

What does eligibility depend on?+

Chiefly your income, existing obligations and the lender’s permitted EMI-to-income ratio, along with the property value and the loan-to-value cap.

What tax benefit does a home loan give?+

Interest is deductible under section 24(b) and principal repayment counts within the section 80C limit — both under the old regime and subject to conditions.

Are those deductions available under the new regime?+

For a self-occupied property the interest deduction is not available under the new regime. For a let-out property the position differs, so check before choosing a regime.

Does a joint loan help?+

Co-borrowers who are also co-owners can each claim within their own limits, which often improves both eligibility and the total deduction.

Will the bank sanction exactly this?+

No. Sanction depends on credit score, documentation and lender policy. This is indicative.
